Re-stucco restores a tired exterior by applying a new finish coat over the existing wall after it has been repaired and prepared. It is the practical choice for buildings whose underlying stucco is sound but whose surface is faded, patched, mismatched or covered in decades of paint.
For commercial and multifamily owners, re-stucco is usually the highest-visibility improvement available for the money. A single uniform finish across an entire building erases years of spot repairs and immediately changes how the property reads to tenants, customers and appraisers.
What a re-stucco includes

Re-stucco versus painting
Paint is a film on top of the wall. It hides color problems for a few years but leaves every patch, every texture mismatch and every hairline map crack visible in profile and it adds another layer that eventually peels.
A re-stucco replaces the actual finish layer. Texture becomes uniform across the building, patch outlines disappear into the new finish, and integral color eliminates the peel-and-repaint cycle. On a building that has already been painted several times, re-stucco is often the only way to get back to a clean exterior.
Re-stucco on occupied commercial buildings
Most re-stucco projects we bid are on buildings that stay in use. That drives the plan: elevations are staged in sequence, work areas are protected and cleaned daily, and access to entrances, parking and trash enclosures is maintained.
For apartment and HOA properties we coordinate scheduling and notice requirements with the manager so residents know which side of the building is active and when. For retail, work is planned around business hours and storefront visibility.
When re-stucco is not the right answer
If large areas of lath or weather barrier have failed, or if moisture is actively entering behind the wall, a finish coat will only cover the problem. In those cases the affected sections are torn off and rebuilt before any finish work is discussed.

Can you re-stucco over painted stucco?
Often yes, but it depends on the condition and adhesion of the existing coating. Paint that is peeling or delaminating has to be addressed first, and the correct bonding preparation is selected based on what is on the wall.
Will a re-stucco fix cracks permanently?
Cracks are repaired as part of the preparation. Hairline shrinkage cracking can be corrected in the finish; movement-related cracking is treated at the source, which may involve control joints or repairing the section rather than skimming over it.
How much of the building has to be done at once?
Full elevations at minimum. Stopping a new finish coat mid-wall leaves a visible line, so scopes are drawn to natural terminations — corners, control joints, reveals.
Can we change the color and texture?
Yes. Re-stucco is the point at which color and texture are selected, including integral-color finishes that do not require repainting on a cycle.
