Choosing a finish for a commercial building

Texture selection is a maintenance decision as much as an aesthetic one. Smooth finishes look sharp on modern retail and office buildings but show every substrate imperfection and every future patch. Heavier textures hide repairs and weather more gracefully, which matters on a property that will see ongoing maintenance.

Scale matters too. A texture that reads well on a small residential facade can look busy across a hundred feet of apartment elevation. We walk the building and talk through how the finish will behave at the size and viewing distance you actually have.

Architectural detailing

Bands, reveals, recessed lines, column wraps, parapet caps and foam trim shapes are what separate a plain box from a designed building. They also have to be laid out correctly — a band that drifts out of level across an elevation is more noticeable than any texture flaw.

We install and restore this detailing as part of new stucco and re-stucco scopes, matching existing profiles on restoration work.

Color and long-term appearance

Integral-color finish coats carry pigment through the material rather than sitting on top as a film, so chips and abrasion do not expose a different color underneath and the wall does not enter a repaint cycle.

Heavier textures such as dash and sand hold up visually better over time because they disguise minor damage and patching. All of them depend far more on the quality of the base coats underneath than on the texture itself.

Can you match an existing finish on a partial elevation?

Often, yes. Matching is a separate craft and we cover it in detail on our texture matching page.

Do integral-color finishes need to be painted?

No. The color is in the material. Some owners still choose to paint later for a color change, but it is not required for protection.

Do you apply foam trim and architectural shapes?
